We want to know specifically what your needs are! What size home do you need, which location works best for you, what is your lifestyle, are there special considerations that need to be factored in? Our goal is to stay within your price range and only show you properties that meet your criteria.

  • Perform a loan analysis to determine the most favorable loan type and terms.

Research and Locate a Property That Will Meet Your Needs

By researching multiple listed properties, new homes, for-sale-by-owner listings, and bank foreclosures, we are able to give you the best choices for your personal needs.  Since we do not list homes, we have no inventory to push or "sell" to you.  We are 100% unbiased when selecting homes for you to view.

  • We will provide you with information about properties and sources of financing.
  • Supply information and estimates for any services requested.
  • Search available properties, including For Sale by Owner and For Sale by Builder and New Construction
  • Respond honestly and accurately to all questions.
  • Prepare a study of property values in your chosen areas.
  • Locate and show targeted properties, pointing out strengths and weaknesses.
  • Offer property without regard to race, creed, sex, religion, or national origin.
  • Supply financial information about neighborhood properties.

Evaluate the Property

When showing you homes, we will point out both the positives and the negatives, even if it means loosing the sale.  We will provide full disclosure based on the information available:

  • How much the seller paid when he/she purchased the home.
  • How long the home has been on the market.
  • Have there been any price reductions since the home went  on the market.
  • What homes in the neighborhood are selling for.
  • An honest market evaluation of the home(s) you are considering.
  • We always disclose facts known about the property.
  • Show properties and describe attributes and amenities.
  • Review HUD-1 settlement statement for accuracy.
  • Perform a broker opinion of value for chosen properties.
  • Arrange for necessary property inspections.
  • Advise you of other offers on the property.

Handle Negotiations

Our job is to negotiate the best price and most favorable terms for YOU. Any information you share with us about your circumstances is kept strictly confidential. Your position on the negotiating process is never discussed with anyone but you! You have our undivided loyalty!

  • We will consult with you regarding counteroffers, and negotiate on YOUR behalf.
  • Submit all offers to purchase promptly.
  • Confirm that needed correction/repairs have been completed.
  • Conduct final walk-through inspections.
